Q: Can my conveyancer find out the value of my land? Jerry, Cairns
A: Sure can. A conveyancer carries out several searches on your land at both the buying and selling stage.
First up they will do a Property Title search, to ensure everything is okay with the ownership of the land and property.
They will contact the Lands Department and cross check some government records to ensure the land is safe from future development (so far as is possible to project in Government plans). At this point they will also determine what is known as the UCV value of the land.
This UCV value, you can usually be assured, is at least $100,000 less than what the property will usually be listed for sale for - and even less if there is a home on the property - because this obviously depends on the calibre of the home and the sales pitch it will withstand.
I am not sure if you are buying or selling, but either way, it is simple for your conveyancer to find out the value of your land, so don't be shy to ask them upfront.
